Lying at the corner of Hayes and Laguna street, the 12,000 sq. foot property is being prepped for a five story condominium complex incorporating 29 homes, 8,000 sq. feet worth of restaurants and retail, and 20 subterranean parking spaces. Contractor Casement Construction is currently installing perimeter shoring, excavating earth, and removing the concrete rubble remains of the previous buildings.
The new residential building will rise to a zone limiting 55 feet (71 feet including elevator mechanicals), include a roof deck, and incorporate a second floor open area. Architect firm Sternberg Benjamin Architects gave the building a banal design that excites as much as it agitates, which means it does neither really well but should appease neighbors and cause little visual disturbance with nearby century old architectures. Despite its lack of eye candy appeal, the building’s homes and room for three restaurants should further electrify and rejuvenate the Hayes Valley area.
The project sponsor is Daniel Schalit operating under the company Laguna Hayes, LLC. Based on current progress, the building should be ready for occupancy by late next year.
